The Right Way to Coat a Garage Floor

What a Villanova Garage Floor Actually Needs

Most Villanova garages we visit have one of two problems: a bare slab that takes every PA winter personally, or a failed kit-coat that’s been peeling since the second summer. The fix is the same either way — diamond grinding, moisture testing, and a system built to hold.

Our full-broadcast flake system uses a 100%-solids epoxy base, full color-chip coverage, and a polyaspartic topcoat that resists hot-tire pickup and road salt. The polyaspartic is what separates a floor that lasts from one that doesn’t. We use it on every job, not as an upsell but as the standard.

Tru Coat Epoxy & Painting works out of Broomall. Villanova is minutes away, and we treat every garage on this side of the Main Line the same as we’d treat one at home. How We Build a Garage Floor That Holds

Grind and Prep

We diamond-grind to open the concrete pores, test for moisture, and repair cracks and spalled areas before a single coat is mixed. The prep is the floor — every other step depends on it.

100%-Solids Epoxy Base

A thick, penetrating epoxy base bonds to the prepared slab and provides the color foundation. We use 100%-solids epoxy, not watered-down formulas that shrink on cure.

Full Broadcast Flake

Color chips go down at full broadcast — edge to edge, no thin spots. You choose the flake size and color blend. The chip layer also adds texture that reduces slip on a wet garage floor.

Polyaspartic Topcoat

The polyaspartic seals the flake and provides the wear surface. It is UV-stable (it will not yellow under sunlight), resists PA road salt and hot-tire pickup, and cures fast enough for next-day walk-on service.

Questions

Garage Coating Questions, Answered

How much does a garage floor coating cost in Villanova, PA?+

A two-car Villanova garage in flake epoxy with a polyaspartic topcoat runs $2,400 to $4,800 installed depending on size, crack and spall repair, and moisture mitigation. Tru Coat Epoxy & Painting writes the full scope, prep included, before work starts.

Why not use an epoxy kit from the hardware store?+

Store kits are single-coat epoxy over acid-etched concrete. They fail at hot-tire pickup and salt exposure, which is exactly what a Villanova garage sees every winter. Most of our jobs are removing a failed kit and doing it right the second time.

What is the difference between epoxy and polyaspartic?+

Epoxy is the build and color layer. Polyaspartic is the wear layer on top — more UV-stable, faster-curing, and better at resisting hot tires and PA road salt. We use them together: epoxy base, flake, polyaspartic topcoat.

How long before I can park on the floor?+

Most Villanova garages are walk-on the next day and ready for vehicle traffic in 3 to 4 days depending on temperature. We give you the real timeline for your job rather than an optimistic estimate.

My floor has cracks and pitting — can it still be coated?+

Yes. We chase and fill cracks with structural polymer and rebuild spalled areas before coating. A sound, repaired substrate is in scope from the start, not something discovered mid-job that drives up the final price.

Will the coating peel or yellow?+

Not when it is ground-prepped and topped with polyaspartic. Peeling comes from poor prep or moisture; yellowing comes from UV-unstable topcoats. We address both upfront, and the work is warrantied in writing.

Are you insured and do you warranty the work in Villanova?+

Yes. Tru Coat Epoxy & Painting is fully insured and warranties adhesion and finish in writing. The crew that grinds your Villanova floor is the same crew that applies the coating — no subs, no surprises.
